Wine Trail, with fun day trips to a number of local destinations like Carbondale and Cape Girardeau. With fire pit and acreage to explore, it is great for families and couples who love hiking and spending time outdoors. SLEEPING ARRANGEMENTS: 1 King, 2 Queens, and 2 floor mattresses in Loft above living room (short headroom). House Rules

The person making the reservation must be there for the entire stay. No third-party bookings. SEPTIC: The property uses a septic system for waste. It is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, flushable wipes, Q-Tips, baby wipes, or sanitizing wipes should be flushed at anytime. If it is found that these products have been flushed and clog the septic system, repair and service costs will be assessed to the renter and will not be considered unintentional damage. INCLEMENT WEATHER POLICY/ROAD CONDITIONS – No refunds will be given for inclement weather. Gravel drives are well maintained. However, being gravel, they are not scraped in snow and ice. Winter weather and the road conditions they create cannot be predicted. There are many factors involved, like the duration and severity of the weather, the vehicle being driven (all-wheel, 4-wheel drive, front wheel drive, rear wheel drive) and the driver’s expertise driving in the weather and rural roads, can all play a significant role. In the event of significant winter weather with advance notice, we will be happy to credit your payment(s) toward a booking within 1 year of the original one. PETS- Pets are not allowed on the property at any time. Bringing a pet is grounds for immediate termination of this agreement and could result in immediate eviction. MOVING FURNITURE - If you move the furniture (we would prefer that you do not), please move it back to the original location before checking out. Any damages to walls and floors may be subject to additional fees. FIRES/FIREWOOD AND FIREWORKS - Fire wood is not provided but is readily available at area markets. Please do not use green wood in the fire place. Please observe the Illinois Department of Natural Resources regulations that state not to transport firewood from other areas or states. Please ensure that all fires are DEAD-OUT before leaving the premises. During dry conditions guests must obey fire bans as outlined by Jackson County regulations. FIREWORKS ARE PROHIBITED ON THE PROPERTY AT ALL TIMES. GRILLING - Use caution when operating the grill. Grills are propane. Propane is provided. Please do not build fires or use charcoal in the grill. Please ensure that the grill is off and the propane is turned off after each use. Guests are responsible for cleaning the grill after use. ACCIDENTS, INJURIES, ILLNESS, & DEATH - The HOMEOWNERS AND THEIR REPRESENTATIVES are not responsible for any accidents, injuries, illness, or death that occurs while on the premises or its facilities. The HOMEOWNERS AND THEIR REPRESENTATIVES are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. INDEMNIFICATION - Renter will reimburse the HOMEOWNER for and will indemnify, defend, and hold harmless the HOMEOWNER AND THEIR REPRESENTATIVES from and against any and all loss or damage sustained by, liability or charges imposed on, and claims or causes of action asserted against property owner arising in whole or in part out of or by reason of (i) any accident or occurrence, including injury or death of an individual, in or on the Premises, any use of the Premises, or any hidden or apparent defect in the Premises; or (ii) any damage to or loss of any property of Renter or any guest of Renter at the Premises; or (iii) any act, negligence, or fault of Renter or guest of Renter on the Premises. Renter’s reimbursement and indemnity obligations will include, but are not limited to, any and all penalties, assessments, fines, damages, interest, settlement amounts, judgments, losses, reasonable attorneys’ fees, and other expenses, and will survive the expiration or other termination of this Agreement. Trip insurance is recommended to all guests. HUNTING: Hunting is NOT ALLOWED ON THE PROPERTY. FIREARMS: Due to liability, all firearms, including BB guns, must be pre-approved to be on the property. Firearms are not to be shot on the property. We highly recommend all guests purchase travel insurance for all trips, but especially ones that are one week or longer. RESTRICTED AREAS – Please do not go in areas that are posted for employee use only. PARKING – Parking is not allowed on the grass. Any damage to the grass will be charged to the renter. Guests are required to complete the pre-arrival form and sign & agree to our rental conditions, which will be sent in an email shortly after booking. LANDSCAPERS - According to season, staff may come onto the property to mow and tend to landscaping. Out of necessity this may occur while the property is occupied. For stays longer than 2 weeks an additional cleaning fee may be required. NO SMOKING, VAPING, CANDLES, FIREWORKS OR INCENSE Absolutely no smoking or vaping inside the unit or within 20 feet of a door or open window. Nothing is to be burned (candles, incense, etc) inside the house. Candles are only permitted in the even of a power outage. No fireworks are allowed.

CELL PHONES: Verizon is the predominant carrier for the region. Other carriers can be spotty or have no service at all. A landline house phone is available for guests to use. Calls on the landline are free in the continental US. Cells phones may be enabled for Internet calling to assist with receiving calls in and near the home. REFUNDABLE DEPOSIT: An additional refundable deposit may be required for large groups and/or groups with a disproportionate number of children to adults. EVENTS: All events must be pre-approved by the owners. An event fee may apply. Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions.

Pomona is a small hamlet located outside of the Carbondale/Murphysboro area near Cedar Lake. Less than 5 minutes off of a main highway, it is just 15 minutes from shopping and supplies in Murphysboro and 25 minutes from Carbondale. From area wineries and breweries to hiking, shopping and eating award winning BBQ, there is a lot to do in the region. Read on to learn more! ABOUT THE AREA - Southern Illinois Wine Trail A big draw for the region is the Shawnee Wine Trail. With over a dozen wineries in the area, there's no shortage of styles and cool places to visit! Many of them offer live music on the weekends when the weather is warm (which is most of the year), as well as delicious food and scenery that helps you kick back and relax. Let us know what style of wine you like and we can point you to some places you are sure to love! We can also help you make arrangements for a shuttled private tour! As us for details. - Farmers Market, Fruit Stands & Agritourism The Southern Illinois region is known as "Little Egypt" because of its proximity to the great Mississippi River and because of its fertile land! The region is full of farms, orchards, and groves of all sorts and hub of entertainment. Carbondale, plays host to one of the oldest farmers markets in the mid-west and is certainly one of the largest in the region! It is held on Saturdays in the Murdale Shopping Center area of Carbondale. So, if you are into cooking, you will love all of the heirlooms, unique varietals, and cottage industry products found at this terrific market. (Available April-November). Want other culinary stops? Area towns have festivals, U-pick fruit farms, farm tours and other agritourism jaunts, as well as great area markets! Ask us what’s going on when you’ll be in town! We’re happy to help you make a memory. - Rock Climbing, Hiking, Sightseeing & Water Sports There is a little something for everyone in Southern Illinois. The region is famous for rock climbing, hiking, mushroom hunting, and water sport destinations! Closest to the house - The Pomona Natural Birdge is within walking distance, Cedar Lake is just minutes away and is a great spot for getting on the water and picnics! Check out the Shawnee National Forest - known for its annual snake migration every April! Giant City Park with some of the best rock climbing to be had in the region! Devil's Backbone, Crab Orchard Lake and the National Wildlife Refuge - terrific for bird watching - are other great natural attractions in the area! Trail of Tears State Park, . . . to name just a few. Petroglyphs, drawings by Native Americans on rock faces and in caves, are something unique to the region. Visiting these sites is something like a treasure hunt for hikers and is perfect for history buffs, too! - Restaurants & Things To Do Just 15 minutes away in Murphysboro visitors will find 17th Street BBQ - voted the #1 BBQ in America by Bon Appetit magazine and the Food Network! There's also The Rule of Pie - which makes pies from scratch daily, Cummares Italian Restaurant, Brews Brothers pub and great antique stores and mom and pop shops downtown. The town also offers Riverside Park, which banks the Big Muddy River. The park is known for its dog park, paved walking trails and terrific playgrounds! And, though technically in the the town of Ava, Scratch Brewery draws people from all over to their craft brewery and restaurant, so when you come be sure to put them on your list. It's a small trek to get to, but is totally worth it! Carbondale is the main hub for the region. It is about 20-25 minutes from The Barn using HWY 127. Carbondale is the home of the Salukis! Southern Illinois University Carbondale is a world class teaching and research institution. Like any college town, you can pick from any number of terrific restaurants and night spots or cruise out in the morning for a hot cup of coffee and from scratch breakfast at one of the many local restaurants. We love Harbaugh's, The Co-op, Longbranch Coffee House, Thai Taste, Newell House, Global Gourmet, The Hanger 9 Bar, and so many others. Please ask us for tailored suggestions! We are glad to help. The University Mall in Carbondale has a bevy of stores for shopping, plus a state of the art theater. If you are looking for something a little more mom and pop, the downtown area of Carbondale, plus the smaller towns in the area like Murphysboro and Cobden are just the ticket. They offer craft stores, antique shops, cool home goods and clothing stores and knickknack stores where bargain hunters can find a treasure! Nearby, the town of Cobden is home to quaint art galleries, antique shops and restaurants such as the Yellow Moon Cafe, a hidden gem for great desserts, local fare, and live music on weekends. On the streets of Cobden you can also find the Taquería Pequeña, an amazing “little house of tacos” and The Old Feed Store, a music venue featuring local and national talent. The region has numerous festivals: Brew Fest, Wine Festivals, Murphysboro Apple Festival, music festivals of all sorts in downtown Carbondale. Both Carbondale and Murphysboro have fantastic Thursday night Sunset Concerts in the summer!
